Mulwood and Mulholland Heights are two similar neighborhoods in Calabasas California. Often times they are referred to as the same even though they are two distinct communities. We will take a look at both of these neighborhoods on this one page.

Mulwood, often referred to as Greater Mulwood, is home to about 4200 residents where 95% are homeowners. Located in eastern Calabasas of the entrance to the beautiful Santa Monica Mountains, this prestigious neighborhood features a variety of homes and estates along the scenic Mulholland Highway. The community itself sits between the Calabasas high school and the Louisville high school primarily north of Mulholland Highway that there are a few smaller neighborhoods south of the highway just off of Eddingham Avenue. This is a non-gated community with homes between 750,000 ft.² and $1.6 million on average. Homes were typically built between the 1970s and the 1990s and feature large floor plans of over 2400 ft.² with either three, four, or five bedrooms. Most of the homes sit on less than one-quarter of an acre.

Some of the first homes Mulwood were built in the 1950s and some of that architecture still remains. However, today, many homes have seen numerous upgrades and renovations and some of the oldest homes have been torn down and rebuilt to modern architectural standards.

The community is close to the Calabasas Commons shopping district and the 101 freeway. Residents are still within the Las Virgenes school district and utilize the Chaparral elementary school, the Stelle middle school and the Calabasas high school. These are excellent schools all less than a mile from most homes in this community. Most homes have homeowners association dues between $250 and $400, which covers common area maintenance, landscaping, and road maintenance. Many homes feature their own backyard swimming pools and outdoor entertainment spaces.

Mulholland Heights

Mulholland Heights is a smaller community stemming off from Mulwood, south of the main community off of Dardenne St and Cairnloch St. This quiet, residential home is located within the hills of Calabasas first developed around 1965. Many of the homes, however, were built between the late 1980s to mid-1990s. Most of the community is not gated however there are a few gated residences towards the southern end of the community.

The majority of homes are between 1500 ft.² and 4000 ft.² but some estates can reach as high as 8500 ft.². These properties run a little bit higher than the neighboring communities starting at around $800,000. Higher-priced view acreage can go as high as $6 million. Homeowners dues are relatively low at less than $200 per month based on the unit itself. Many homes have custom backyards, unique finishes, spacious backyards and lots of entertainment options. Of course, these homes are also located in the best school district in the area.
